How does the Building Energy Rating work?
• There is usually a preliminary
assessment of the drawings and other
information at the design stage.
• This information is used to produce a
provisional building energy rating.
Advice on how to improve the rating
will also be given.
• There is a final assessment when the
property is constructed and the
official BER label is supplied. |

How is the property assessed?
The Dwelling Energy Assessment
Procedure (DEAP) is the Irish official
procedure for calculating and assessing
the energy performance of dwellings.
The procedure takes account of the
energy required for space heating,
ventilation, water heating and lighting,
and savings from energy generation
technologies.
For standard occupancy, annual values
of delivered energy consumption,
primary energy consumption,
carbon dioxide emissions and costs,
both totals and per square metre of
total floor area of the dwelling are
calculated.
The assessment will also tell is the Carbon Dioxide Emmision Rate (CDER) is within the limits of the Max. Permissable Carbon Dioxide Emmision Rate (MPCDER) for the property.
The BER label will be accompanied by an
"Advisory Report" setting out
recommendations for cost-effective
improvements to the energy performance
of the building
